Mortgage advice across Kent
Mortgage advice built around you.
With access to a panel of more than 70 lenders, we research your options and recommend a mortgage suited to your circumstances. We take care of preparing and submitting your application, handle the lender’s queries and keep you updated as we work towards your mortgage offer.

We advise and arrange your mortgage. The lender provides the loan.
How we work ↗The bigger picture
There is more to a mortgage than the headline rate.
What suits one household may not suit another. The size of your deposit, income, plans for the property and how long you expect to stay can all affect which routes are worth considering.
As your mortgage advisers, we research suitable products from the lenders available to us. We compare the overall cost as well as the monthly payment, including fees, the mortgage term, flexibility and any early repayment charge. We explain the reason for our recommendation in plain language so you can make an informed decision.
Put a figure on it
Estimate your monthly repayments
Estimate your mortgage repayments and see how a different interest rate could change your monthly payment.
This is a repayment calculator, not an affordability calculator. It estimates monthly payments, not how much you can borrow. To estimate your borrowing limit, use our affordability calculator ↗.

At the comparison rate
Estimated monthly repayment:
For repayment mortgages (capital and interest). Estimates assume monthly repayments, the same interest rate throughout the term and no fees or overpayments. Actual lender payments may differ. The total interest and total repaid figures use the starting rate, not the comparison rate.
How much might you be able to borrow?

Ways we can help
Advice for where you are now.
Our lender range helps us research straightforward and more complex cases, from a first purchase or home move to varied income, a past credit issue or borrowing more. We will talk through your circumstances and any lender criteria that matter.
01First-time buyersFrom understanding your budget to making an application, we can help you make sense of the first steps and the costs involved.
We help many first-time buyers work out what is realistic before they start viewing homes. We can talk through your deposit, your monthly budget and the other costs of buying, including legal and valuation costs.
When you are ready, we explain what an agreement in principle means, prepare and submit your mortgage application, and liaise with the lender on your behalf.

A move may mean taking your existing mortgage to the new property, borrowing more or choosing a new deal. Whether you can transfer a deal depends on the lender’s rules and an assessment of the new property and your circumstances.
We can compare the options, including any early repayment charge, the cost of extra borrowing and the timing of your sale and purchase, so you can plan the move with a clearer picture of the costs.

The end of a mortgage deal is a good time to review your plans. We can compare a new deal with your current lender against a remortgage to a different lender, taking account of fees, the mortgage term and the overall cost.
If you want to change your borrowing or expect to move soon, we can also look at how that affects your options and whether an early repayment charge could apply.

For a property you plan to let, lenders may look at the expected rent as well as your deposit, existing commitments and the type of property. We can explain the borrowing options and the costs of the mortgage, including what happens if the property is empty for a period.
If you plan to let your current home while buying another, we can discuss both mortgages together and what permission or change to your current mortgage may be needed.

Running a business, working on contracts or receiving several types of income can make an application less straightforward. Lenders can assess income differently and may ask for accounts, tax documents or other evidence.
We can look at how your income is made up, help you understand what paperwork may be useful and discuss suitable lender criteria before we submit your application.

If you are worried about a missed payment, an old credit issue or limited borrowing history, start by checking your credit report for accuracy. Lenders consider more than a single score, but their criteria differ.
We can talk through what happened, when it happened and your current position, then explain whether applying now or preparing further may be more sensible. We cannot guarantee that a lender will accept an application.

If you want to raise money against your home, the route matters. A further advance from your current lender, a remortgage or a second-charge mortgage may each have different rates, fees, terms and effects on your existing deal.
If you are considering using mortgage borrowing to consolidate debts, we will look carefully at the total amount repayable and explain the risk of securing previously unsecured debts against your home. We can compare the available routes and discuss whether another approach may be more suitable. Second-charge advice may involve a specialist referral.

How mortgage deals can differ.
The right structure depends on your circumstances and your appetite for changes in payment. Your adviser will explain the terms of any product recommended.
The interest rate is set for an agreed period. This can make payments more predictable during that period; check what happens when it ends and whether an early repayment charge applies.
The interest rate can move, so payments may rise or fall. It is important to understand what the rate follows and any limits or charges in the product terms.
A repayment mortgage pays down capital and interest. With interest-only, the capital remains to be repaid at the end, and lenders require a credible repayment plan.
Looking beyond the rate
What we talk through together.
A lower rate does not always mean a lower overall cost. We look at the deal in the context of your plans.
- Affordability and the monthly payment
- Deposit and loan-to-value
- Product, valuation and legal costs
- Mortgage term and total cost
- Overpayment and moving flexibility
- Early repayment charges and the next deal

Costs made clear
Know the fees before you decide.
A mortgage can involve lender product or arrangement fees, valuation and legal costs, and sometimes an early repayment charge on an existing deal. The costs vary by product and circumstance.
A Stewart Financial mortgage administration fee may also apply. We will tell you the amount, when it is payable and whether it is refundable before providing advice. You will receive a personalised illustration for any mortgage product we recommend.
We will compare the actual charges and terms of the options available to you, so you can judge the overall cost rather than the rate alone.
